Architecture firm OMA has revealed plans for a major redevelopment of a stadium in Tirana, Albania. The redesigned site will include new apartments, offices, a hotel, shops, and food outlets, transforming the area into a vibrant urban hub that goes far beyond football.
As part of the overhaul, the stadium’s seating capacity will increase from 9,500 to 15,000, enhancing the experience for football fans. A new arena bowl will bring spectators closer to the action, improving the atmosphere inside the venue.
At the heart of the design is a triangular plaza located at the stadium entrance. The plaza will function as a flexible public space—welcoming large crowds on match days and offering an open gathering spot for the community on regular days.
The development is designed for both special events and everyday use, making it an active part of city life throughout the year. It aims to become a new social and cultural anchor for Tirana.
The winning design was created by OMA in collaboration with LOLA Landscape Architects, Royal Haskoning DHV, and artist Petrit Halilaj. It was selected over proposals by leading firms including Foster + Partners, Zaha Hadid Architects, FAR frohn&rojas, and OFFICE Kersten Geers David Van Severen. Construction timelines have yet to be announced.
“Football is a cornerstone of urban culture and national identity across Europe and around the world, and we feel it especially intensely here in Tirana,” said OMA architect David Gianotten. “Our design is meant to accelerate the exciting changes taking place in the city, while fostering closer bonds within and between neighborhoods and communities here.”
This redevelopment is expected to play a key role in Tirana’s ongoing urban transformation, blending sport, culture, and community.
